This has no impact on the price you pay, which would have been the same if the fees had been paid by the seller, because in practice the seller only receives the "net seller price", i.e. the sale price less the agency commission. These fees are here 8739 euros (including 20% VAT) in the case of a sale at the price, i.e. 2.92% excluding VAT of the sale price, or 3.64% including VAT of the net seller price.
