The house comprises a large living room with an open kitchen on the ground floor, a bedroom, and a shower room with a toilet. On the second floor, there are two bedrooms and a shower room with a toilet. Plenty of storage space. A cellar and parking space are available.

The communal pool is heated. Current charges are €2,275 per quarter, but include an abnormally high provision for electricity, which will be adjusted once actual consumption is known. With "usual" electricity consumption, charges are €1,146 per quarter based on 2023 consumption.

Due to the current level of charges, the price of the house has been adjusted, as a house like this one, outside the estate, without a swimming pool or communal amenities, is worth around €300,000 according to our estimates. The price will be increased if it turns out that the actual charges are significantly lower than the requested provision.

The house is in very good condition both inside and out, although the facade on one side should probably be cleaned (but no renovation is necessary).

It is simply furnished and can be rented very easily through the service provider Pierre et Vacances, which manages some of these holiday rental homes. Or privately, of course, through the person who arranges visits, who also runs a concierge service (very good rental income to be expected).

The fees are paid by the buyer, which allows them to pay lower purchase costs ("notary fees"). This has no impact on the price you pay, which would have been the same if the fees had been paid by the seller, because in practice the seller only receives the "net seller price", i.e. the sale price less the agency commission. These fees are here 8,505 euros in the case of a sale at the price, i.e. 3.75% excluding VAT of the sale price, or 4.71% including VAT of the net seller price. The net seller price, i.e. the price excluding agency fees, is therefore 180,495 euros in the case of a sale at the advertised price.
